The Development

We are proud to present this prestigious front line, Spa and Residence Beach Development with a turn key investment solution. 2 years 10% RENTAL GUARANTEE followed by 5 years 50% room share including 30 days personal usage.

Aimed at the investment market the cabanas come fully furnished with air-conditioning and free occupancy for the owner one month per annum.

100% FUNDING IS AVAILABLE for this exclusive development comprising of Studios, 1 and 2 bedroom apartments and cabanas. Not only does this complex offer a beautiful house in paradise, It also offers one of the finest investment opportunities in recent years with prices significantly lower than of those in neighbouring St Lucia and Barbados.

Buccament Bay' resort is located in the exclusive and unspoilt Caribbean island of St Vincent. The rental returns are likely to be incredibly substantial over the next few years. This also comply regards with capital gain.

The whole Buccament Bay complex will be run and managed as a hotel, much as the famous 'Plantation Beach' in St Lucia. This provides an excellent investment opportunity and the fulfilment of a lifelong dream to own a Caribbean property. The Cabana's come fully furnished to a five star standard as necessary for the hotels envisaged classification, whilst furniture packages will be available for the apartments and villas.

Due to a government initiative to increase tourism on the island, there will be no income tax due on profits from the Buccament Bay Resort for twenty years from completion

Buccament Bay Resort is built to 5* classification.

The resort will have a pure white sand beach, as sand will be shipped in from Guyana.

It will have some of the most unique facilities a modern hotel has ever seen.

The developer has commissioned a pirate ship which is a replica of the Black Pearl in the movie 'Pirates of the Caribbean'. This will be a restaurant floating offshore.

There is a cave in the bay as you approach the beach, this will have a glass walkway taking you to probably the only cave bar in the world which is on glass with down lighting so you can view the fish at night.

All cabanas will have lagoons running between them, these will house coi carp, which not only look beautiful, and they will also serve a purpose. Black coi carp eat mosquito larvae, which will reduce the number of mosquitoes on the resort tenfold. We are currently breeding the fish on site.

To create a dramatic effect at night, the cliff will be softly lighted.

In keeping with our other resorts, we will have a 20,000sq foot spa built on a lagoon, called 'Spa Island'. This island will also house luxury 1 bed cabanas with private infinity pool, massage huts and outdoor tables for in house dining. These will be perfect for honeymooners. (These properties have not yet been released).

One cabana is being built for VIP guests, this cabana will have a full size swimming pool, massage hut and outdoor Jacuzzi, and it will be sectioned off away from prying eyes.

The resort will have the islands first casino, which will be housed near the conference centre (another first for the island). The conference centre is very important as nowadays a lot of blue chip companies provide conference holidays for their staff; these will help to keep occupancy at a high level, as some large companies have been known to fill complete resorts for 2 weeks at a time. The Prime minister will also use the conference facilities because at the moment he has to hold meetings in his house.

Our site manager very experienced in his field, he is one of three people allowed to manage the build at the Royal Westmoreland development.

Due to the developers commitment to the island, we have Government backing. The developers have modernized the airport, providing air conditioning, filled pot holes in the roads and is now the 2nd largest employer on the island, with almost 500 employees, after the government.

Another reason the government are behind us is that we are developing in an environmentally friendly way. The resort will be powered by a bio diesel generator, which uses natural fuel. The water will be recycled on the resort into grey water for the gardens. All of the trees which had to be dug up for building have been replanted, we have a nursery on site which we are currently taking shoots of the foliage to grow.

Due to the Government backing all investors on this development will have a tax free status; No Income tax, No capital gains tax and no inheritance tax for 20 years. The developer is currently in talks with their accountants and the government to create trusts funds to make this benefit indefinite.

The developer is buying an airplane which can provide guests with a transfer from Barbados. Guests will arrive at St Vincent and be ushered into their own private check in business lounge without delay and taken straight to the resort. There will also be the option to fly from Barbados in a sea plane, which will take guests straight to the resort beach and have a customs check on the jetty.

II. PKF Feasibility Study.

Before our developments were launched the developers commissioned a feasibility study carried out by PKF. This is a lengthy study which will look at the design of the resort, the plot of land and the island in general and then take every worst case scenario into account ,i.e. what if there was a flood or hurricane, how would it affect revenue, what should be done to help prevent these things.

The developer has taken everything mentioned in the study into account. As an example the report advised to raise Buccamnet Bay by 7-9" as 40 years

before hand there was very heavy rainfall. In fact the developer raised the land by 3 and a half feet and in some areas by 6 feet.

The outcome is that due to the design of the resorts and the PKF study, which states that the resorts will make a compelling proposition to any hotel chain there have been a string of prestigious hotel chains bidding for the resorts. The hotel chain will be named later this year, at which time there will be re branding a significant price increase on all available properties.

III.ST VINCENT AND THE GRENADINES

The island if St Vincent is 20 miles long by 11 miles wide.

St Vincent has a local airport where you can fly from several other islands: Barbados, Tobago, Antigua, Grenada, St Lucia, Puerto Rico and Dominican Republic. The international airport is due to open in 2011 in Argyle.

The Grenadines make up a chain of 32 islands and Cays in total, namely Mustique, where Mick Jagger and the royalty holiday (Princess Margaret had a home there) Canouan, where Raffles run a resort and Donald Trump is building a resort. Young island is were Bill Gates daughter got married
.
St Vincent is the largest island in the Grenadines and practically looks untouched along most of the coastline.

St Vincent is volcanic and therefore has dark sand. The scenery is beautiful, with mountains covered in palm trees, waterfalls and plenty lush green foliage.

It is no wonder the movie 'Pirates of the Caribbean' has filmed all three movies on the island, including some scenes on Buccament Bay. You can still visit the film set today.

The water in St Vincent is very clean and is one of only 12 places in the world where you can drink water straight from the tap untreated.

Even though the tourism on the island is in its youth, last year 200,000 people visited the island on a cruise compared to 553,000 in Barbados.

The Grenadines is famous for yachting and as you sail around the islands you will see some of the clearest water in the world with sightings of turtles and dolphins almost guaranteed.

St Vincent and the Grenadines is also a Mecca for divers as the marine life visible at 20 feet can only be seen on other Caribbean islands at around 80 feet.

There are currently only 3 hotels on the island, which only have around 30 rooms in each. Its no wonder the island has not yet been placed on the tourist map, as there is practically nowhere for tourists to stay.

Only around 7 or 8 bays along west coast can be developed (the rest is mountain) this is great news for investors as it guarantees the property market can not become saturated.

St Vincent has stunning sunsets. The island is one of a few islands where you will see a ‘green flash’ as the sunsets, a rare sight.
